Infrastructure Realty, L.L.C. (IR) and its affiliated entities including Infrastructure Development ("ID"), and the Infrastructure Realty Trust ("IRT"), among others, comprise a privately held, Wyoming-based, infrastructure real estate investment and development boutique conglomerate firm. ID primarily provides certain niche infrastructure real estate development services to IRT and to certain of its limited telecom clientele. IRT primarily invests in industrial infrastructure assets and infrastructure real estate by providing capital to acquire real property and/or certain underlying rights to real property needed upon which telecoms' network infrastructure and other real estate improvements are constructed. The Investment Company Act of 1940 § 3(c)5(C), provides an exclusion from the definition of investment company for any person/entity who is primarily engaged in the business of purchasing or otherwise acquiring mortgages and other liens on and interests in real estate, thus Infrastructure Realty Trust is exempt from registration as an investment company, and its equity interests are privately held by accredited investors thus its equity interests are neither publicly traded nor listed on any major public stock exchange.
Infrastructure Realty Development
Infrastructure Development provides certain professional real estate development services internally to Infrastructure Realty's businesses and investment vehicles, as well as to certain limited telecom clientele. Services include the negotiation and acquisition of land and rights-of-way, zoning entitlements, and other government permits, authorizations, and approvals, including certain activities related to regulatory affairs and regulatory compliance. Typical projects relate to the development and construction of fiber optic networks, in-line amplification and regeneration buildings, macro and small cell antenna sites, traditional data centers, AI data centers, Bitcoin mining facilities, telco central offices and carrier hotels, among other high-tech facilities related to communications.
Infrastructure Realty Trust
Infrastructure Realty Trust (IRT) is a niche real estate development investment vehicle that is focused on acquiring, and holding for long term investment purposes, certain infrastructure real estate, real property, and personal property, upon which physical telecommunications infrastructure assets are situated. Pursuant to the Investment Company Act of 1940 § 3(c)5(C), IRT is endowed with an exclusion from the definition of a regulated investment company, as it is primarily engaged in the business of purchasing or otherwise acquiring mortgages and other liens on and interests in real estate. IRT's equity interests are privately held by accredited investors thus its equity interests are neither publicly traded nor listed on any major public stock exchange.
